Letting Your Property - A brief guide to the process

An Accurate Appraisal

We will arrange a visit where one of our team will meet you and discuss the property you wish to let. With years of experience under our belts, we offer an accurate current value which will take into consideration the various features of the property as well as the local market. An accurate appraisal is crucial for a quick and successful let.

 

Our Tailored Services

Marketing your Property

In order to reach a wide audience and achieve your property’s maximum potential we market all our rental properties on our website as well as Zoopla, Rightmove and onthemarket.com. We will take around 10 high quality photos and write up a descriptive piece on the property. Due to the Coronavirus pandemic, we have also been recording video tours of our properties to reduce exposure and prevent unnecessary contact.

 

Safety Requirements

Your property must meet UK’s legal safety requirements and standards. We will ensure your property has in place the necessities such as its gas safety certificate, electrical installation condition report (EICR), and energy performance certificate (EPC). We keep a record of these to notify you when they are due to expire so we can arrange their renewal.

 

Viewings

Our staff will assess applicants prior to viewing to ensure they are suitable. After this, we provide them with a video tour of the property. If they are interested in viewing the property in person, we will then accompany potential tenants when conducting a viewing, answering their questions and gauging a good idea of them as prospective tenants. If they wish to apply, we collate any applications, providing extensive details on the applicants and leaving the final decision to you. If you don’t wish to proceed with any of the applicants, we will happily repeat the process until the right tenants are found.

 

Selecting your tenant

Choosing the correct tenant for you is hugely important to us, so we undergo the strictest of selection criteria which includes an independent referencing company for credit and financial checks, employer’s references, previous landlord references, identity checks for proof of residency and copies of six months bank statements. Only once these checks are satisfactory, can we then recommend the tenants to you.

 

Paperwork and Contract

Once we have selected a tenant, it is crucial that paperwork is prepared correctly; we produce an extensive tenancy agreement as well as supporting documentation such as deposit certificate, prescribed information, and much more is completed. We use Signable.co.uk to sign these securely and digitally.

 

The Move in

With all paperwork completed and payments made, we meet the new tenants with the keys and help them on their first day at the property. At move in, we take meter reads and record an inventory or schedule of condition which is stored safely on the cloud. In fact, this is where all digital copies of our files are stored, and we keep them for 7 years after the termination of a tenancy. If you are on our tenant find service, we hand the reigns to you at this stage and you will manage the property and tenants from here on out.

 

Fully managed service

If you have selected our fully managed service however, we will take care of everything for you. We have a dedicated team working to ensure the successful management of your property and its tenants. Any maintenance reported will be run past you before being quoted for and then booked in, and we will keep you updated on its progress. We also deal with queries from your tenants, book routine inspections, ensure the property is up to date with safety requirements, issue any notices and much more as part of our service.
